Overview

As a career Firefighter/Paramedic and Home Inspector my main concerns are life and fire safety. More people live in dangerous homes without even realizing it and some of the fire and ambulance calls I have responded to included everything from falls from improperly built stairs, attached garage fires with improper fire protection, occupants trapped in basement bedrooms that have no way of escape, fires started by dirty dryer vent systems and fires started by improperly installed electrical systems or faulty extension cords.

My home inspection process includes roofing, drainage, landscape grading, decks, exteriors, garages, attics, interiors, electrical, HVAC, plumbing, Thermal Imaging, radon testing and more. I am a licensed and insured Illinois Home Inspector.

In addition, as a Certified HUD/FHA 203(K) consultant, I can advise and assist you with the 203(K) Streamline and the 203(K) Standard loans. FHA inspections include Feasibility Studies, Specification Of Repair Reports, Cost Estimating and Minimum Property Standards Reports. Unlike some consultants, I have the flexibility of performing these 203(K) inspections during a standard home inspection giving you a complete inspection package. Fees for the Consultant Inspections are separate and are regulated by HUD.

Chicago Home Inspection Service: Helping You Choose the Right Home

When looking for a prospective new home, there’s a lot you may not be able to see, from the plumbing and wiring that’s hidden behind the walls to the shingles on the roof. It’s difficult to ascertain their working order and condition. You don't want to buy a home that may have problems or leave you only regretting your purchase later on. Consulting with a well-informed Chicago home inspection service can provide you with invaluable information on your prospective home. Home inspection services not only provide you with satisfaction on your purchase, they are also a mandatory requirement by all lending institutions before they provide a mortgage on your home. This is where a qualified Chicago home inspection service comes in.

A Chicago home inspection service can’t guarantee that everything is in perfect condition with the house, but they can pinpoint problems that you need to be aware of before making your final decision. If there are problems, you'll have the option of asking the seller to make the necessary repairs, reduce the price of the home, or some other contingency that both you and the seller agree to. If the seller won't budge on price or repairs, you still have the option to walk away. Keep in mind that the mortgage company won’t provide you with a loan until the problems are fixed and the home is inspected again.

Chicago Home Inspection Service: A Painless Process

Not knowing what’s actually involved, you may find yourself anxious about a home inspection. An inspection by a Chicago home inspection service is really a painless process that protects you and your hard earned home investment dollars. You could be buying into a lot of problems if you were to purchase a home by sight alone. It’s not difficult to love a house at first sight, but there are many things that you can’t see by just looking. It’s imperative that you protect yourself and your potential investment. Home buying is one place where you don't want impulse buying to take over. Instead of judgments based on your heart, you will need to use a clear mind when buying your house, at least until the prospective home gets a clean bill of health from the Chicago home inspection service.

The Chicago home inspection service will provide an in depth and impartial look at the property you plan to buy. Specific problems, areas that require repair and the overall condition of the house will be assessed by the home inspector. It’s a good idea for you, as the potential homeowner, to attend the inspection (if possible). That way, the inspector can explain any problems that he finds, as well as anything that might cause a problem in the future. It’s also useful for you to walk through the inspection with the Chicago home inspection service, because they can provide you with some helpful tips on operating some of the systems in the home.

The Chicago Home Inspection Service Process

Based on the dimensions and complexity of the home being inspected, the inspection could last approximately three hours. Inspectors usually start with the external portions of the home Besides the absence of large vertical fissures and crumbling material, the foundation should also slope away for good drainage. While windows should fit their frames tightly, the exterior and trim of the house should be free of any flaws. Gutters and downspouts shouldn’t have any holes or debris in them. An inspection of the roof by the Chicago home inspection service should show no lifted shingles or broken tiles. The attic should be checked for leaks.

The Chicago home inspection service will then move inside to check the systems of the home. An interior inspection covers electrical, plumbing, heating and cooling systems. It would be hard to tell if any of these systems had a problem, particularly at the buying stage. You can expect to save thousands of dollars by using a Chicago home inspection professionals to inspect your prospective home.

The inspector will check the kitchen appliances to make sure they are in good working order. Cabinet doors will be checked to ensure that they are sturdy, and drawers will be inspected for smoothness. The doors and windows will be inspected to make sure they are draft free.

Chicago Home Inspection Service: Helping You Make the Right Move

You will receive a detailed report with a brief description once the inspector is done with the house. If serious problems are found, you can either cancel your offer or negotiate the price of the home. The majority of homeowners will be agreeable to either carrying out the repairs themselves, or to renegotiate the price. The report from a Chicago home inspection service will give you some leverage in reworking the home’s asking price.

A home inspection is an important aspect of the home buying process. The fee to hire a Chicago home inspection service is small compared to the thousands of dollars you can save in repairs. Acquiring a new home is likely to be the biggest purchase you will ever make. When it comes to making the right decision, a Chicago home inspection service will be the ones to assist you.

Edward was prompt and ready to get to work. This is our first home purchase and I had never been through a home inspection before. He was great at keeping me in the loop about his findings. He even would make up safety scenarios to make sure I knew what to do if something happened. We got the full report within 24 hours and pictures with every description. He was wonderful and I would recommend him to anyone looking for a top of the line home inspector. We will for sure use him again in the future!

In life you need a great Doctor, Mechanic, Dentist, Barber and a great Home Inspector for the biggest purchase of your life. E M Property is my great Home Inspector. I have had two other home inspectors and they do no come close to E M. E M has all of the modern tools for inspections and explain things in terms that the average home owner can understand. I asked many questions, some times the same question twice and they did not hesitate to explain any issues they found. In my instance, the property was a gut rehab and everything looked good. E M got under the hood and showed me things I would have never been able to assess on my own.

Ed called me right away and gave me a fair price quote over the phone. Ed arrived promptly at the site of inspection. His inspection was without a doubt the best one I have ever seen. He did a thorough inspection and explained to me in detail his findings. You can tell that he has lot of experience. He also took lots of pictures and sent me a comprehensive inspection report in a picture book format. There were quite a few things that he noted that I don't think any other inspector would have noted. I HIGHLY RECOMMEND ED TO ANYONE LOOKING FOR PROFESSIONAL AND BEST HOME INSPECTOR!
